Ring the square and you hit a genuine Victorian residential district: Queen Anne and Victorian homes on streets that draw preservation-minded buyers from well outside the 417. Those blend into solid early-twentieth-century houses filling in the gaps, mid-century ranches as you move further from downtown, and newer construction only once you reach the edges of town. Carthage also carries real Civil War history, and it is the town most outsiders already associate with Precious Moments — but ask anyone who lives here and the courthouse and the square come up first. Worth knowing going in: period homes come with period systems, and maintenance on them is not optional.
Compared with Joplin or Carl Junction, this market moves at its own pace. A distinctive Victorian can sit longer waiting for the buyer who actually wants what it is, though it rarely loses its appeal in the process; the ordinary, mid-priced family homes around town move at a steady, predictable clip. If you are buying something old here, you need to be the kind of buyer who reads an inspection report line by line — not one who panics at the first page.
